How we price
Why don’t we publish a fixed price list?
Carpet cleaning prices online often look simple: a cost per room, per sofa or per flight of stairs. The trouble is that “a room” can mean a 3m box bedroom or a 7m open-plan lounge-diner, and “a sofa” can be a compact two-seater or a six-piece corner unit in velvet.
Fixed headline prices tend to lead to one of two outcomes: the price rises once the cleaner arrives and sees the job, or corners are cut to make the advertised price work. Neither is fair to you.
So we ask a few quick questions about room sizes, carpet type, stains and access, and then give you a quote that reflects the real job. If anything is uncertain, such as whether a particular stain can be removed, we’ll tell you that too, so you can decide with the full picture.
What a good quote should tell you
- Which rooms, stairs or items are included
- The cleaning method we’ll use and why
- Whether stain treatment or deodorising is included or extra
- Any furniture moving we’ve agreed
- Realistic expectations for stains, wear and drying

Cost factors
What affects the cost of carpet cleaning?
These are the factors that make the biggest difference to the price of a carpet, rug or upholstery clean in Newcastle and across the North East.
| Factor | Why it matters | How it affects your price |
|---|---|---|
| Area to be cleaned | More carpet means more pre-treatment, cleaning and extraction time. | The main driver of cost. Accurate room sizes give the most accurate quote. |
| Stairs & landings | Stairs are cleaned largely by hand and with smaller tools, one tread and riser at a time. | Priced separately from open floor, usually per flight. |
| Fibre type | Wool, natural fibres, deep piles and delicate blends need gentler methods and more care. | Delicate or specialist fibres can take longer than hard-wearing synthetics. |
| Level of soiling | Heavily soiled traffic lanes need extra pre-treatment and agitation. | A routine refresh costs less than restoring a long-neglected carpet. |
| Stains & spot treatment | Each stain type needs its own approach, and some need repeated treatment. | Minor spotting is often part of the clean; multiple or difficult stains may be quoted separately. |
| Pet urine & odours | Urine often soaks through to the backing and underlay, so surface cleaning alone won’t remove odour. | Specialist treatment is quoted according to how widespread it is. |
| Furniture & access | Moving heavy furniture, upper-floor flats without lifts and limited parking add time. | Tell us about access when you request a quote so there are no surprises. |
| Combining services | Cleaning carpets, sofas and rugs in one visit saves set-up and travel time. | Booking several items together is usually better value than separate visits. |

Four details that make your quote accurate
You don’t need exact measurements. A rough idea is enough to give you a realistic price.
Rough room sizes
Pace out each room or use approximate measurements in metres. “About 4m by 5m” is perfectly fine.
Carpet type, if known
Wool, synthetic or unsure? A photo of the carpet or a label from fitting helps if you have one.
Stains & problem areas
Tell us about spills, pet accidents and heavy traffic lanes. Photos are very useful.
Access & timing
Parking, floor level, furniture to move and any deadline such as a tenancy check-out date.
Comparing quotes
Is cheap carpet cleaning worth it?
It’s natural to compare prices for home carpet cleaning or a commercial clean, and it helps to compare like with like. A very low price can sometimes mean a quick single pass with no pre-treatment, little or no rinsing, or a heavy-handed approach that leaves the carpet over-wet.
Why it matters
- Residue: cleaning solution left in the pile is sticky and attracts dirt, so carpets can look grubby again within weeks.
- Over-wetting: too much water can lead to long drying times, odours, shrinkage or brown marks wicking up from the backing.
- Wrong method: wool and natural fibres can be damaged by harsh chemicals or excessive heat.
When you get quotes, ask what’s included: pre-vacuuming, pre-treatment, the cleaning method, rinsing, stain treatment and grooming. Our professional carpet cleaning page explains each stage in detail.

Ways to make your carpet cleaning better value
- Combine items in one visit. Carpets, a sofa and a rug together save a second trip.
- Clear small items first. Toys, ornaments, plants and loose items cleared from the floor saves time on the day.
- Deal with spills quickly. Blotting fresh spills (and avoiding harsh household products) makes professional stain removal far more effective. See our stain removal guide.
- Keep up regular vacuuming. Removing grit regularly slows wear and means each professional clean goes further.

How much does carpet cleaning cost in Newcastle?
It depends on the size of the area, the type of carpet, how soiled it is and whether there are stairs, stains or pet accidents to deal with. We quote each job individually so the price reflects your home. Send your details through the quote form and we’ll come back with a clear price.
Is the quote free?
Yes. Quotes are free and there is no obligation to book.
Will the price change on the day?
Not if the job is as described. That’s why we ask for room sizes, carpet type and details of stains and access up front. If something significant is different when we arrive, such as an extra room or a large area of pet contamination, we’ll discuss it with you before doing any extra work.
Do you charge extra for stain removal?
Routine spot treatment is normally part of a clean. Extensive, unusual or particularly stubborn stains, and pet urine treatment, may be quoted as extras. We’ll tell you in advance so there are no surprises.
Is it cheaper to clean several items at once?
Usually, yes. Cleaning carpets, upholstery and rugs in a single visit saves set-up and travel time, which we reflect in the quote.
Can you quote from photos?
Photos are very helpful, especially for stains, rugs and upholstery. Attach details in the form or mention you have photos and we’ll ask for them when we reply.
Do you offer prices for landlords and letting agents?
Yes. We can quote for individual properties or discuss regular work across a portfolio. See our end of tenancy carpet cleaning page, then get in touch with the details.
