Office carpet cleaning

Why do commercial carpets need professional cleaning?

Commercial carpets take far more foot traffic than home carpets, and daily vacuuming only removes the surface dirt. Grit, spilt coffee and chair wheels slowly wear the fibres down until walkways look grey and tired.

Trapped grit acts like fine sandpaper, scratching and dulling the fibres with every footstep. Removing it regularly keeps the floor presentable for staff and visitors, and helps an expensive carpet last longer before it needs replacing. We work with businesses across Newcastle upon Tyne, Gateshead, Sunderland and the wider North East.

What we need to know to plan the job

We will ask about the floor area, carpet type, how busy each area is, and access, parking and lifts. Let us know about any times the building must stay open. Floor plans or a few photos are very helpful when you request a quote.

Scheduling

Can carpet cleaning be done outside business hours?

Yes. Early morning, evening and weekend cleans can be arranged to suit your business, depending on availability when you book. We plan the work so your premises can keep running.

Cleaning in zones

Large areas can be split into zones, so part of the floor stays in use while another part is cleaned. This suits offices and shops that cannot close.

Lower-moisture methods

Where an area must be back in use quickly, low-moisture cleaning is often the best choice. It uses far less water than a full extraction clean.

An agreed plan

We agree the areas, access, timings and any furniture moving before the day. Your team will know exactly what is happening and when.

Seating in the same visit

Reception seating and office chairs can often be done on the same visit as your carpets. Our upholstery cleaning page has more on fabric seating.

Maintenance vs deep clean

One-off deep clean or regular maintenance?

Most commercial carpets do best with a mix of both, and the table below compares the two.

Carpet tiles

How are carpet tiles cleaned?

Carpet tiles are usually cleaned with low-moisture methods, with controlled hot water extraction kept for heavily soiled areas. Most tiles are hard-wearing nylon or polypropylene loop pile, but the dense loops trap fine dirt.

Why too much water is a problem

Water can seep between the tiles and weaken the adhesive underneath, which makes tiles lift or curl at the edges. Over-wetting also leaves the floor damp for longer, which no working building wants. For that reason we match the method to the fibre and backing, as explained under professional carpet cleaning. A single coffee spill is often better handled with targeted stain removal.

When to replace rather than clean

Permanently damaged tiles can often be swapped out by your facilities team, while cleaning brings the rest of the floor to an even standard. We will point out any tiles that are unlikely to improve before we start.

Drying times and safety in busy buildings

Low-moisture cleans usually dry faster than hot water extraction, which can take several hours. Good ventilation and heating help, and we will tell you when each area can be used again.

Damp carpet can be slippery, especially where it meets hard flooring or on stairs. We agree how damp areas will be signed or kept clear, keep hoses out of walkways where possible and plan the work so safe routes stay open.

Commercial carpet cleaning FAQs

Questions from businesses

Can't see your question? Get in touch

How often should office carpets be cleaned?

It depends on footfall. Busy entrances, corridors and kitchen areas may need cleaning every few months, while quieter offices might only need a yearly deep clean. We will suggest a schedule that suits your building and budget.

Do you clean communal areas in flats and HMOs?

Yes. We clean communal hallways, stairs and landings for landlords, managing agents and residents’ groups in Newcastle and across Tyne and Wear. Access is agreed in advance so residents know when the work will happen.

How much does commercial carpet cleaning cost in Newcastle?

Each job is quoted individually, based on the floor area, carpet type, level of soiling, access and timing. Our carpet cleaning prices page explains these factors, and we can work from floor plans or photos.

What should we do before you arrive?

Clear loose items, bins and cables from the floor where you can, and let staff know which areas will be out of use. Telling us about alarms, keys and parking in advance also saves time.

Do you clean business premises outside Newcastle?

Yes. As well as Newcastle, we clean commercial premises in Gateshead, Sunderland, Durham and North Shields. If your premises are elsewhere in the North East, get in touch to check.
