Carpets at check-out
Carpets are one of the first things a landlord or inventory clerk checks at the end of a tenancy.
Many tenancy agreements ask for carpets to be returned in a similar state to the start, allowing for fair wear and tear. A proper clean removes the dirt, traffic lanes and smells that build up over months of everyday living.
We clean carpets in rental properties all over Newcastle upon Tyne for tenants, landlords and letting agents. Tenants should keep their check-in inventory to hand so the carpets can be compared fairly.
Who we help

We clean once your belongings have gone and before your check-out inspection. You get an invoice to keep with your tenancy paperwork.

We refresh carpets in Newcastle rentals between tenancies, ready for viewings and the next check-in. Communal hallways and stairs can be cleaned too.
Fair wear and tear
Fair wear and tear is the normal ageing of a carpet through everyday use. Light flattening in walkways, gentle fading from sunlight and wear that suits the carpet’s age are usually treated this way, rather than as damage.
Burns, large stains, bleach marks, pet damage, rips and very heavy soiling are more likely to be raised at check-out. A professional clean can often improve soiling and many stains a great deal. However, it cannot repair physical damage or put back colour that has been bleached out.
Most tenancy deposits in England must be protected in a government-approved scheme, and these schemes offer free help if a landlord and tenant cannot agree on deductions. Each case depends on the agreement and the inventory, so we cannot predict any outcome. We will tell you honestly about any marks that will not come out.
Timing
The best time is after you have moved out and before the check-out inspection. These steps help the clean go smoothly.
The end of the month and the end of the academic year are busy times. Get in touch as soon as you know your move-out date.
Move furniture and boxes out first, so we can clean where beds and wardrobes stood.
Carpets can take anywhere from a few hours to most of a day to dry, depending on the carpet and the weather. Avoid booking the clean right before the inspection.
Keep our invoice with your inventory and tenancy papers. It also helps to take your own dated photos once the carpets are dry.
What is included
We identify the carpet type and note stains, wear and damage before we begin.
Each agreed room, stair and landing is vacuumed, pre-treated and deep cleaned.
Marks are treated one at a time, with a product chosen for each.
Odour and urine treatments can be added where pets have lived. Urine that has soaked into the underlay may not be fully fixed by cleaning.
You receive a clear invoice listing the property, the rooms cleaned and the date.

Student lets and HMOs
Many student tenancies in Newcastle and the wider North East end within the same few weeks of summer.
Tyneside flats and terraced houses let to students fill both areas. Our carpet cleaning in Jesmond and nearby Heaton covers them between tenancies.
Student lets in and around the city centre are covered by our carpet cleaning in Durham.
Shared houses and flats near the university campus fall within our Sunderland carpet cleaning area as well.
Shared hallways and stairs take heavy traffic, so we can clean them between tenancies or on a schedule.
Gaps between student tenancies are often short. Send us your dates early so we can plan.
If the tenants have already left, we can agree access with the landlord or agent when you book.

No cleaner can promise that. Deposit decisions depend on your tenancy agreement, the check-in inventory and the condition of the whole property. We can clean the carpets thoroughly and give you an itemised invoice to show it was done.
Some agreements do and some do not, so check yours for specific wording. If it is not required, you are usually expected to return the carpets in a similar condition to the start, allowing for fair wear and tear.
Many common stains can be removed or greatly improved, especially if they have not been treated with strong household products. Bleach marks, burns and some dye stains are permanent. Our carpet stain removal page explains this in more detail.
Not always. Many end of tenancy cleans in Newcastle take place in empty properties, so access can be arranged with you, your landlord or your agent. The electricity and water do need to be on.
Yes. Landlords and letting agents across Newcastle, Gateshead and Tyne and Wear can book with us. Let us know how many properties you have and when each one becomes empty, and we can plan the cleans around your void periods.
The price depends on the number of rooms and stairs, the state of the carpets and any extra stain or odour treatment. Request a free quote with your room count and move-out date, or see our prices page for what affects the cost.
